Sarking is the membrane that sits under the tiles, on top of the battens and rafters. It catches wind-driven rain and condensation that gets past the tiles and carries it down to the gutter line, keeps dust and draughts out of the roof space and, with a reflective product, cuts the radiant heat coming off the underside of the tiles.

What Sarking Does Under a Tiled Roof

Roof tiles are the primary barrier against rain, but they are not watertight in every condition. Sarking does three jobs underneath them.

  • Water management. Wind-driven rain can push water sideways and upward under tile overlaps, condensation forms on the underside of tiles as temperatures shift, and a cracked or displaced tile lets water straight through. Sarking catches that water and directs it down to the gutter line, keeping the roof cavity dry.
  • Dust and draughts. Without sarking, air moves freely through the gaps between and under the tiles, bringing dust and unconditioned air into the roof space. Dust settling on the ceiling insulation reduces how well it works.
  • Heat. Reflective products such as Bradford Thermoseal have a foil face that reflects radiant heat. In summer that reduces the heat coming off the underside of the tiles into the roof cavity, and in winter it helps hold warmth in.

Is Sarking Required on a Tiled Roof in Sydney?

Not always. The National Construction Code sets out when sarking is mandatory, and the triggers depend on the climate zone and the roof design. Under metal roofing it is almost always required. On tiled roofs, lower pitches with a higher risk of wind-driven rain are the usual trigger.

Many builders include it on tiled roofs as standard practice anyway, and some council areas and private certifiers require it regardless. If you are told sarking is required, ask which code provision or council requirement applies. If it is required there is no decision to make. If it is optional, the time to add it is a new build or a full re-roof, while the roof structure is exposed.

Choosing the Right Sarking and Fitting It Properly

For thermal performance, choose a reflective product such as Bradford Thermoseal. Where condensation is the concern, product selection matters, because a membrane that cannot pass moisture can trap it in the cavity. If you are unsure which grade suits the job, tell us the roof and we will talk it through.

  • Tape the laps and penetrations. Overlaps need taping and sealing with sarking tape so the membrane sheds water instead of holding it.
  • Keep the drainage path clear. Water caught by the sarking has to reach the gutter line. Torn or punctured sarking can trap water, which is worse than having none.
  • Fit anti-ponding board at the eave. It stops water ponding above the gutter line and is the item most often left off a quote.
